Monthly payment and total interest
Use your best rate estimate, not the lowest number in an advertisement. A one-point difference can matter more than it sounds over a long term.
Origination fee and usable proceeds
If a fee comes out before funding, borrowing $50,000 does not mean you have $50,000 for the pool.
Fixed-payment loan basics.
The calculator uses the standard amortizing-loan formula. Each monthly payment covers the interest accrued for that month and reduces some principal. Early payments contain more interest because the outstanding balance is larger.
The estimate assumes a fixed rate, one payment every month, no late charges, and no extra principal payments. A variable-rate HELOC will not behave this neatly. Its payment can change as the index moves, and an interest-only draw period may postpone principal repayment.
Use these results for comparison and planning—not as a lender quote. Your agreement controls the actual APR, finance charge, payment schedule, and fees.
